Eviction cleanouts for landlords in King and Pierce counties

A unit has to be empty before it can be shown. Photograph what was left behind, see a rough estimate in seconds, and book the pickup between the lockout and the cleaner.

How it goes

  1. 01

Photograph each room after the lockout, plus the closets, under the sinks, the carport and any storage locker. Wide shots from the doorway are enough.

  2. 02

See a rough estimate in seconds and book the slot before the cleaner. Same day when you book by 2pm, if availability allows; otherwise the next open slot, seven days a week.

  3. 03

The crew empties the unit and loads the truck. We haul; we do not clean. If you will not be there, ask about a lockbox or a key arrangement when you book.

Washington sets rules for a former tenant's belongings after a writ of restitution: notice, storage, and how long before they can be thrown away.

We do not give advice on that, and we do not handle a former tenant's belongings while they are legally still theirs, on eviction day or after. Once what is left is yours to dispose of, send the photos and we haul it.

What we take (and don’t)

We take

  • Abandoned furniture, with mattresses and box springs listed by the piece in the estimate
  • Bagged trash, kitchen leftovers and whatever is in the fridge
  • Clothing, boxes and loose household items
  • Fridges, freezers and other appliances the tenant left, hauled intact
  • Carpet, pad and flooring that is already pulled up and rolled
  • Carport, patio, balcony and storage locker contents
  • Broken blinds, curtain rods and fixtures already taken down

We don’t

  • A former tenant's belongings that are legally still theirs
  • Cleaning, painting, patching and repairs. We haul; the cleaner and the painter come after us.
  • Carpet and flooring still down, and cabinets still on the wall. Pulled and on the floor, they go.
  • Needles, animal waste in quantity and anything that looks like a biohazard. That is a separate service.
  • Oil-based paint, solvents, fuel and other chemicals. The county's hazardous waste drop-off refuses anything from a business, and that includes us.
  • If the crew finds needles or anything that looks like a biohazard, they stop, set it aside and tell you where it can go. Hazardous waste we refer out; it never goes in the truck.
  • Vehicles, and more than five tires on one job. Tires past five fall under state waste tire rules, so we quote those by hand.

Unsure about something? Put it in a photo and we will say whether we take it.

Junk removal for a turnover is priced by the space the load takes in the truck, never by the hour and never by the unit. A one-bedroom with a couch, a bed and bagged trash usually comes in well under a full truck.

A house with a garage and a carport can go over it, and the estimate says so before you book. Book by 2pm and a single-trip job can go today, if availability allows. For a portfolio, ask about standing work on a schedule.

Common questions

Do you work with property managers on repeat turnovers?

Yes. Book each one through the photo estimate, or call and ask about standing work for a portfolio. Every unit still gets its own estimate from its own photos, so a studio never pays for a three-bedroom.

Can you get in if I am not there?

Ask when you book. A lockbox code or a key arrangement is the usual answer, and the crew needs to know which unit, where the truck can stop, and a number to reach you on, so anything the photos did not show gets a call rather than a guess.

How fast can a unit be cleared?

Same day when you book by 2pm, if availability allows. Otherwise the next open slot. We work 7 days, 8am to 6pm. A one-bedroom is usually one trip. A house with a full garage can be two, and the estimate says so before you commit.

The tenant left a fridge full of food. Do you take it?

Yes. Leave it plugged in until we arrive if you can. The crew bags the contents and the fridge travels intact to the transfer station, where the refrigerant is recovered. Do not cut the lines to make it lighter; the station charges the same either way.

Can you just take the tenant's stuff on eviction day?

Not while it is legally still theirs. Washington sets rules for notice and storage after a writ of restitution, and we are not the people to advise you on them. Ask your attorney or your property manager. When what is left is yours to dispose of, it is a normal junk removal job.

Do you take the carpet?

If it is already pulled up and rolled, yes, and it goes in the estimate as volume like everything else. Pulling it up is not work we do. Same for cabinets and fixtures: off the wall and on the floor, they go.
